Oppose Zone Change of 3502/3506 Lexington Rd, Richmond, KY

The Issue

 

The proposed zone change to multi-use would permit high-density housing, commercial, and light industrial development at 3502/3506 Lexington Rd. This area is currently identified as single-family residential on the future land use map (Madison County Comprehensive Plan (2021), p. 19). Our community would like to see the land use zone remain single-family residential. 

The Fiscal Court has not yet added this issue to their agenda. Their agenda is posted the Friday afternoon prior to the Tuesday morning meeting. This delay has been a relief as we have had time to understand the proposal and process, engage stakeholders, and review applicable laws/regulations. ***PLEASE NOTE: The recommendation by the Planning and Development Commission in support of the zone change was based on the Madison County Comprehensive Plan. Specifically quoted was p. 22, paragraph titled, “Northern Madison County.” We contest this paragraph was taken grossly out of context. If you look at the Future Land Use Map on p. 19 and read the Development Criteria, the detailed description is contrary to the zone change recommendation.
All arguments against the zone change should state the zone change IS NOT IN COMPLIANCE WITH THE COMPREHENSIVE PLAN.

While schools, emergency services, traffic/road conditions, etc. will all be impacted by this development, the decision hinges on if PUD UC-11 zone is/is not in compliance with the Comprehensive Plan.

For this issue, our united community will be referred to as Neighbors for Deliberate Development.

Please sign this petition to oppose this zone change. Only Madison County Residents should sign. Please also write a comment of what you deem acceptable use of this property. 

What you can do now:
1. If you are a resident, contact your Madison County Magistrate and Judge Executive Reagan Taylor. Tell them you oppose this zone change.
2. Submit comments via email to the Madison County Fiscal Court
3. Talk to your neighbors to make sure they know. Encourage them to voice their concerns.
4. SHOW UP in person when this issue is presented at the Madison County Fiscal Court. We won’t know that date for sure until the Friday prior, so keep an ear to the ground for that date!
