The Issue
The Town of Cary is considering a proposal to rezone Waverly Place, changing a 7.74-acre area to mixed used composed of seven story buildings, 750 multi-family apartment units, new commercial space, and parking garages.
This high-density development will significantly impact residents of the surrounding neighborhoods. Traffic on Tryon Road and Kildaire Farm Road is already at capacity, with heavy backups during peak times. Neighborhood noise levels have been excessive due to the dumpsters from medical buildings and increased traffic from Waverly businesses. Road noise is at an all time high and will become worse.
The proposed development will introduce more commercial stores than currently exist at Waverly, along with the apartment units, and parking for tenants and visitors. This will negatively affect the surrounding areas and neighborhoods. If you live nearby, you can expect:
- Increased noise from resident cars and service trucks attending businesses and waste management.
- Increased traffic on all surrounding roads, dramatically increasing transit times to local businesses.
- Increased cut-through traffic in neighborhoods, already a problem on Summerwinds Drive, which will worsen as Waverly becomes more congested.
- Increased pollution in Loch Lomond from runoff fueled by more motor vehicle traffic.
- Increased foot traffic on neighborhood trails and paths in Lochmere, which are not designed for general public use.
- Increased light pollution in an already overly lit area.
- Potential decrease in property values as the area becomes less desirable due to over-development and crowding.
