Oppose the variances - Stop the 7-Story Development at 500 Revere Street

The Issue

We, the residents of the Revere community, strongly oppose Zepaj Development’s request for variances to demolish the Turkish Culture Center at 500 Revere Street and replace it with a 7-story, 112-unit apartment building.

 

This project would severely and permanently harm our neighborhood in the following ways:

 

🚦 1. Extreme Traffic & Safety Risks

The only access point is Ford Street, a narrow dead-end just 50 feet from the already congested North Shore Rd/Revere St intersection—Revere Beach’s ONLY exit for miles. Adding traffic from 112 units will create constant gridlock, dangerous blind-corner turns, and blocked access for Fire Engine 5, risking delayed emergency response.


🚗 2. Insufficient Parking = Neighborhood Overflow

The proposal includes only 50 parking spaces for 112 units. With no nearby supermarket bus routes, residents will rely on cars. Spillover parking and constant circling will worsen traffic and overwhelm Ford Street and nearby roads.

 

🚶 3. Increased Pedestrian Danger

More residents will cross the busy intersection to reach Wonderland Station, the beach, and nearby businesses—slowing traffic and putting children and commuters at greater risk.

 

🚧 4. Zero Setback = Unsafe Construction & Bus Stop Disruption

With no front setback, the sidewalk would be fully blocked during construction. The relocated bus stop will force pedestrians to cross at unsafe points, creating new hazards.

 

🌑 5. Massive Shadows & Damage to Quality of Life

The proposed height would cast long shadows over nearby homes year-round, reducing sunlight, lowering property values, and negatively affecting residents’ well-being.

 

🏙️ 6. Out-of-Scale Development & Dangerous Precedent

This 7-story building is completely out of character with the surrounding 2–3 story neighborhood. Approving these variances would open the door to more oversized, high-density projects on Revere Street, overwhelming infrastructure and destroying community character.

 

We urge the Board to deny this application.

 

These variances are unreasonable, unsafe, and harmful to residents. We ask for full peer reviews by the traffic, engineering, and fire departments before any consideration of this proposal.
