Oppose Proposed Forefront High-Density Senior Living Facility in Southlake, Texas.
The Issue
A corner of our community is on the brink of a drastic transformation due to the proposed construction of the Forefront senior living facility at 300-684 David Blvd in Southlake, Texas.
This development poses serious threats to our community’s safety, character, and quality of life. Join us in taking a stand!
There is a proposed high-density fee-based senior living facility (https://www.forefrontliving.org/southlake/ housing 200-300 seniors on a 21-acre plot of land in Southlake, Texas surrounded by single family homes (300-684 David Blvd).
The developers are a faith-based non-profit company and their expected tax contributions for this business are unknown at this time, but may be lower than other potential uses for this property. The proposed development has already been presented to the Planning and Zoning Commission once. Previous SPIN meetings were sparsely attended and little community objection has been documented for the P&Z Commission and City Council.
Why We’re Opposing This Development:
- Traffic and Safety Hazards:
The influx of 200-300 residents, 90 employees, visitors, and service vehicles will lead to a dramatic increase in traffic on Davis Blvd near Southlake Blvd. This area is already busy and this congestion is recognized by the city of Southlake and Texas Department of Transportation, as evidenced by approved and proposed projects on Davis Blvd to address increasing traffic, increased congestion, and high crash rates (Southlake, TXDoT). This development will create dangerous conditions for our children, pedestrians, and residents and add to congestion for commuters and residents alike. - Disproportionate Building Size:
The proposed facility is a massive structure (4 levels plus a basement parking garage; 5 levels in total) that doesn’t fit the residential scale of our neighborhood. Surrounded by single-family homes, this oversized building will loom over our community, disrupting the aesthetics and harmonious balance of our community and potentially reducing property values. We deserve a neighborhood that reflects our values, not one dominated by towering developments! - High Density = High Impact:
This facility’s high-density design is akin to an apartment complex. It could strain local resources and infrastructure, including emergency services. We cannot allow this kind of development to transform our peaceful neighborhoods into congested communities! - What You Can Do: We urge you to sign this petition and make your voice heard! Together, we can show the City Council and Planning and Zoning Commission that our community stands united against this inappropriate development.
