Oppose Multifamily @ 35 Miller Ave

The Issue

We the undersigned having reviewed the proposal are expressing our strong opposition to the special permit application submitted by David Spertner for the proposed two-family dwelling at 35 Miller Ave.

Our primary concerns are outlined below:

1.     The proposed structure at 6,216 sq ft and 32 feet tall flat roof doesn’t fit the character of the neighborhood or the visual environment. The neighborhood consists of one and two-story single-family residences.  The current structure on the property is a 986 sq ft cottage. The proposal’s size would dominate the abutting properties and tower over 69 Whitney Ave with ten feet of separation.

2.     Miller Ave is a narrow dead-end street. We could envision the first-floor playrooms and second floor offices quickly becoming bedrooms. Parking issues would soon develop.

3.     At the intersection of Miller Ave and Whitney Ave abutting the property there is a storm drain that flows directly into Waushakum Lake. With the increased lot coverage there will be increased storm water flow into the lake which is already severely impacted by urban runoff.

4.     The 8,092 sq ft lot size in the application does not align with the city’s record of 7,449 sq. ft.

5.     The proposal would negatively impact property values as stated above the structure doesn’t fit the neighborhood. Approval of this project will have future implications on other similar property in the city.

6.     The project architect is an associate member of the ZBA. 

The ZBA hearing is scheduled for January 8, 2025 at 7PM. The meeting agenda was posted on December 30th with comments due by January 3rd.
