OPPOSE Multi-family and C-2 Mixed Commercial development at S. Hausman and Champions Gate
The Issue
We are in opposition of new development of Multi-family 3 & 4 story buildings and C-2 Mixed Used Commercial development at S. Hausman and Champions Gate.
The property is currently zoned Single Family and we prefer it stay zoned Single Family Development. Multifamily development will have a negative impact on the infrastructure in the area, to include The Edwards Aquifer recharge zone, water drainage, Single-Family Homes and most important traffic safety due the proximity to three NISD schools.
S. Hausman Road can not endure extensive increase in traffic, for the reason the road can not be widen, nor sidewalk gaps filled to provide added safety. The area can NOT withstand additional multi-family development which negatively impacts the area effecting quality of life for families and the safety of children walking to and from area schools and sport facilities.
Homeowners and concern citizens are not opposed to development. Improvements to the area are welcomed. Homeowners are opposed to a large Multi-family development, which create a large amount of traffic, buildings over power small communities, obstruct views, create light pollution, noise pollution, and a transient population rather than invested property owners.
There is an ample amount of raw land available in the surrounding area along 1604 for future development. This parcel of suburban land, made up of a large number of maintained mature trees and a single family home, serves as the only natural buffer to nearby Farris Athletic Stadium, Swim Center which draws in a large number of participants and families. Four story multifamily development of 234 units, 500 parking spaces, two large dentention ponds and C-2 development is simply not a good fit for the area. It will result in continuous traffic, noise disturbance, air pollution and add to existing traffic problems in an area were many young drivers and pedestrians have difficulty navigating safely to and from schools, Farris walkable sidewalk, and events (non Covid time).
Commercial C-2 retail and low - high density development is unwarranted for the area, especially in such close proximity to schools and Farris Athletic Complex which draws in a large number of students and families. Mixed (C-2) development can include liquor stores, bars, vape shops which are not valuable to an area surrounded by children and schools. Several nearby intersections which include, S. Hausman at Prue Rd, S Hausman ar Champions Gate, Champions Gate at Skyhawk, and Kyle Seale can not handle a heavy amount of increase traffic during sporting events or regular school/business peak hours.
While development in our area is inevitable, the proposed project is simple not a good fit for the immediate area. Our goal is to keep it zoned Single family homes. Make use of the beautiful property which has been maintained over the years. Build homes and maintain some of the natural environment deep in the heart of NISD/District 8. This will help maintain the integrity and beauty of our vastly growing area, for existing family homeowners and individual tax payers. Single family development will keep traffic volume safer for students and families in the area. Build strong communities. Build family friendly neighborhoods. Build lasting communities for future generations.
