Remove 'light industrial' and 'mixed business' land rezoning along Main Road Hope from Draft Plan Change 81

We ask to retain Rural 1 zoning for this land for the following reasons:

The proposed rezoning would 

1. forever destroy the rural identity of Hope as a village and the rural gateway function that this land fulfills for arrivals into the Richmond, Stoke, Nelson urban area from the South;

2. render valuable highly productive land forever unusable for primary production;

3. disincentivise the intensification of existing business land;

4. adversely affect property values of adjoining properties and a large proportion of the Hope neighbourhood;

5. promote further car use while making walking or cycling through the neighbourhood less attractive;

6. set a precedent for undesirable greenfield development in Richmond’s greenbelt area

We dispute the demand for this land and would prefer the creation of more sympathetic employment options.
