Oppose Midland Downs Development Rezoning in Midland
The Issue
Midland Downs Development has submitted an application to drastically increase their land development between US Hwy 80 W and Calumet Dr. from an originally planned 214 residential units to 342. They plan to increase this number within the same acreage by including multifamily, townhome-style homes.
What's the big deal you might ask? If this proposal passes, it's projected to result in over 1,000 additional average daily trips. Imagine trying to exit or enter Calumet Drive - with no current traffic signal - in the midst of this increased traffic—it's not just inconvenient, it becomes incredibly unsafe for residents.
The implications of rezoning are not limited to traffic congestion. An influx of such a significant number of new units increases noise, potentially disrupts our community's character, and overwhelms already strained local infrastructure such as schools and waste collection.
While rezoning initiatives often aim to revitalize and improve regions, this rezoning proposal is about one thing - maximizing future profit for Midland Downs Development. While growth is important, there must be a balance between development and community wellbeing. The Midland Downs Development proposal lacks consideration for this balance, prioritizing greed over the needs of current residents.
This is not an opposition to growth. To the contrary, we welcome new neighbors. This is simply a call for sensible planning that acknowledges that increasing the number of units in the same area designed for 128 fewer is reckless.
It's up to us, the community of Midland, to ensure that development in our area happens thoughtfully and sustainably, respecting the needs and safety of existing residents. We need smart growth, not unchecked expansion.
