Oppose commercial entertainment venue on Keith Bridge Rd

The Issue

Petition Opposing Conditional Use Permit CP250038 Proposed Large-Scale Event Venue…similar to Astro Celebrations www.astrocelebrations.com on State Route 306 (Keith Bridge Rd) We, the undersigned residents of Forsyth County, oppose Conditional Use Permit CP250038 for a large commercial-scale event venue proposed on agriculturally zoned (A1) land on State Route 306. Our opposition is based on the following concerns: 1. Zoning Conflicts and Violation of Commercial Corridor Restrictions Highway 306 is designated as a Commercial Corridor; however, the Comprehensive Plan restricts commercial development to two specific intersections within the Chestatee Community Node:
• Hwy 306 & Hwy 53
• Hwy 306 & Jot Em Down Rd  The proposed site is outside both designated nodes, meaning commercial-scale activity is not supported by the Future Land Use Map. With 155 parking spaces and an outdoor concert stage, this venue would predictably draw 600+ attendees, operating as a large entertainment facility rather than a conditional agricultural use. The CUP appears to be an attempt to circumvent the zoning protections that prevent commercial encroachment in rural areas. The Forsyth County Comprehensive Plan (2022–2042) is explicit: A1 districts are intended to preserve rural character, limit high-intensity uses, protect sensitive waterways, and prevent incompatible commercial development. A high-traffic, amplified-sound, alcohol-serving, nighttime-lit entertainment venue fundamentally contradicts that intent and sets a dangerous precedent for future commercial intrusion. 2. Major Red Flags in the Scale and Intended Use Blueprint comparisons show the proposed venue resembles the footprint of Astro Celebrations off Windermere, yet this project is being proposed on agricultural land. This is not a small rural event space; it is a full commercial entertainment venue. This application uses a CUP to bypass the far more rigorous process required for a true commercial rezoning. The intensity of this operation exceeds what A1 zoning or a CUP in a rural district was ever intended to allow. 3. Significant Life-Safety Risks The site’s entrance sits at a blind hill with inadequate sight distance. Introducing 155+ vehicles during events creates a substantial risk of severe accidents on an already burdened state route. This directly contradicts the transportation-safety priorities outlined in the Comprehensive Plan. 4. Inconsistencies in the Applicant’s Representations. The applicant has made conflicting or unclear statements regarding:
• Event size and expected guest counts
• The purpose of four adjacent residential structures
• The use of the business name “22 Acres” for a 15.42-acre parcel These inconsistencies raise legitimate concerns about undisclosed expansion, future intensity, and the full scope of operations. 5. Harmful Impact on Surrounding Residences Outdoor concerts, amplified noise, large crowds, nighttime lighting, and overflow traffic are fundamentally incompatible with the quiet rural environment that A1 zoning is meant to protect. Approving this CUP would permanently alter the character and livability of the surrounding community. This project also threatens the creek flowing into Lake Lanier, shared underground water sources, and a 150+ year-old White Oak Tree of Distinction, a protected county landmark. Request for Action: To protect public safety, uphold the Forsyth County Comprehensive Plan, and preserve the integrity of our rural community, we respectfully request that the Board of Commissioners and the Planning Commission DENY CP250038.
