Folks, we finished with 556 signatures and nearly 5,000 views. We have no recent news on the 3919 Kedron Retail/Housing development. Their site plan final submission is not on this coming Monday night’s meeting. What IS on the agenda, is a review of the City’s UDC, which are the Codes definitions affecting developers, and ultimately, the pain we feel from their resulting developments.
This area (Kedron at Mahlon Moore) has been the victim of several Codes and Zoning errors by the City in past actions. First, they have listed all 4 corners here as “City Neighborhoods”. That has an impact on what developers can do. We are in fact a “Residential” neighborhood, there is NO city near us. I have asked for this to be corrected.
Secondly, the city now allows ALL Commercial zoning to have housing units above the first floor. These will tower over residential houses, and was not the original intention of the 2018 UDC plan. The planning commission simply got it wrong and didn’t understand the impact of their changes to the plan.
I have sent a message to the aldermen, and copied the Mayor and Planning Committee Chairwoman that we are watching for action on this problem.
I have reminded them, that we could easily become a voting block in the next election against retaining their services . I feel strongly that the only leverage we have is at the ballot box, since the developers have such a strong presence.
