No Super-sized back yard new construction for Floyd Avenue

The Issue

No Supersized backyard units for The Fan / Floyd Avenue

As a resident of Floyd Avenue and a lover of the community we have here in the Fan, I am concerned about the use of a Special Use Permit in our neighborhood to allow for Super-sized new construction right in our back yards.

An out-of-town landlord is petitioning the Planning Commission and City Council to construct a 3-story "Accessory Dwelling Unit" as a part of the existing rental duplex. 

This massive "ADU" will occupy a signification portion of the property's back yard and cast a literal shadow across all its neighbors.

The proposed unit, which is in direct violation of every restriction (size, height, setback) for ADU construction requires a Special Use Permit (SUP). SUP's mandate approval from the Planning Commission and the City Council.

We certainly support the construction of ADU's in the Fan and would welcome this project if it fit with the zoning already on the books; however, this proposed unit drastically exceeds every limit.

While this project is great news for landlords who want to squeeze every square foot of real-estate for rental income, this makes less sense for families in our community who love The Fan for its neighborhood feel while still being a close nit community in the City of Richmond.

Please join us in preventing this unnecessary Super-sized unit and encourage the City Council and the Planning Commission to have this unit follow our City's existing zoning rules. 

To be clear, we love that the property owner wants to invest in the neighborhood and add to an additional unit. We support them building an ADU. We support our current rules that makes it easy for neighborhood to grow and build useful structures in our backyards. We simply want the property owner to follow the rules and restrictions for ADU's that are already in place and the landlord has refused to voluntarily make any adjustments to their submitted plans.
