The Issue

We oppose plans to build a massive 23 story, non contextual 254 unit skyscraper in Prospect Lefferts Gardens, a neighborhood consisting largely of historic and landmarked two and three story one family homes and 6 story pre war apartment buildings.

The proposed building at 626 Flatbush Avenue, across the street from the Lefferts Manor historic district, would be far taller than any other building not just in our neighborhood, but for miles around Prospect Park. This building is completely out of character for our low rise historic neighborhood. The height of the building would intrude on the natural vistas of Prospect Park, an oasis of greenery that plays a special role in the heart of many Brooklynites.

In addition, we fear that this building would encourage a wave of similar luxury construction on Flatbush and other blocks just outside the landmarked districts. This is a particular danger because the area between Flatbush Avenue and Ocean Avenue between Parkside and Empire are the only blocks in Brooklyn facing Prospect Park which have not been contextually zoned. In recent years these blocks have become a magnet for out of context high rise development. Incessant construction and rapidly rising land prices will make housing less affordable and cause numerous hardships for neighborhood residents, tenants on the affected blocks, and small businesses.

The developer is threatening to break ground this summer, and we have little time before the DOB may issue zoning approval.

We are asking for your help to intervene in this process so that our neighborhood can have a chance to update our zoning with the City Planning Commission to better reflect community priorities. 

In 2008, a similar planned 20 story luxury tower a few blocks away on Lincoln Road (also just outside the historic district) faced heavy opposition from the community. Due to the recession the developer was unable to raise funding to build, and a subsequent developer worked with Community Board 9 to come up with a plan for a nine story building with over 100 units of affordable housing plus community space. Community Board 9 was supportive of this new plan, and we believe it shows that development which is responsible and responsive to neighbors concerns will succeed in our community.
