Dear Mayor, Council, and Planning Commission:

We are writing to request that you do not re-zone the development on West Oakwood Rd to permit Spring South LLC to install a gas station in our residential area. We are very concerned about the environmental impact to the ground water and air supply of surrounding homes and also the added traffic, noise  and light pollution. It will significantly change the neighborhood character and quality.

There is no NEED for another gas station in our area. There are 5 other gas stations within a 1-2 mile radius of that location. This would be the 6th!!!

Gas stations are typically not developed near residential areas for good reasons:

1. Toxic ground/groundwater contamination. Most of the homes on this road are on a well!

2. Toxic fumes (1 & 2 which lead to increased risk of cancer and other health issues for nearby residents)

3. Noise / traffic/light pollution - Gas stations are known for having loud tv commercials running while you're pumping and bright lights throughout the lot. Additional traffic entering and exiting the business near our homes.

4. Risk of explosion - This is a fueling station with explosive /hazardous material that would be next to and/or near our homes

5. Traffic - People drive horribly in the 27th and Oakwood intersection. The speed limit is 35 mph on West Oakwood but cars travel an upwards of 50-55 mph on a daily basis. Having a gas station here will increase the amount of traffic.
We have children loading and unloading from school buses within 100-200 feet of this property (three times in the morning for elementary, middle and high school students and three times in the afternoon.) This happens to be located at an intersection that is already busy. The entrance to the gas station will create a bottle neck on 27th street for those that wish to travel east on Oakwood as cars are cars are trying to enter/exit the gas station. 

6. On top of all that- liquor sales. We already have problems with the customers of the other businesses near our homes that  throw glass bottles and leaving shards all over our driveways and lawns, not to mention with liquor sales comes increased related criminal activity.

This proposal is a great concern to the health and safety of the residents in our neighborhood. We appreciate your attention to this matter.
