NEIGHBORHOOD PETITION RE: Zoning, Permitting, and Nuisance Concerns – Proposed Restaurant

The Issue

We, the undersigned residents and property owners in the surrounding neighborhood of 608 E Wright Street, respectfully submit this petition to the City of Pensacola Planning & Zoning Division and Code Enforcement regarding the development of a restaurant operating as “Big Boned BBQ.”

 


Our neighborhood consists primarily of residential homes, and we have serious concerns about the compatibility of this project—specifically the installation and operation of a commercial smoker in close proximity to residential properties.

 


We respectfully request that the City review and confirm the following prior to allowing this project to proceed:

 


1. Zoning Compliance

• That the current zoning designation permits a restaurant use of this nature

• That any required conditional use, special exception, or site plan approvals have been properly obtained

 


2. Permitting & Construction Activity

• That all required building, mechanical, and operational permits have been issued prior to ongoing construction

• That installation of any commercial cooking equipment, including smokers and exhaust systems, complies with all applicable codes

 


3. Smoke, Odor, and Air Quality Impact

• That the placement and operation of a commercial smoker has been evaluated for its impact on neighboring residential homes

• That adequate measures are in place to prevent smoke, odor, and emissions from affecting nearby properties

 


4. Neighborhood Compatibility & Quality of Life

• That this use meets the City’s standards for compatibility with surrounding residential properties

• That appropriate setbacks, buffering, or operational restrictions are in place to protect residents

 


We respectfully request that the City:

• Conduct a full review of this project’s zoning and permitting status

• Provide transparency regarding approvals and compliance

• Delay or halt approval of any high-impact equipment, including a commercial smoker, until impacts to neighboring properties are properly addressed

 


This petition is not intended to oppose responsible development, but to ensure that any commercial use in this location is conducted in a manner that protects the health, safety, and quality of life of the surrounding residential community.
