The Issue

Engine Lane is not the right location for new houses because:

  • Engine Lane is the furthest possible location from the town centre, which will encourage car use, congestion and put pressure on parking spaces
  • The local road network cannot safely manage the increase in traffic, particularly Netherton Wood Lane and beyond, Chelvey Road, Engine Lane, North Street, St Marys Grove and the Causeway
  • Selling this land will remove open space at the western edge of Nailsea which is already under pressure as the main focus of proposed development by North Somerset Council.
  • North Somerset council and Barratts have made no proposals or commitment to resolve the traffic issues that will be created by this development.
  • The development of ~200 houses will not resolve the changing demographics and school numbers.
  • Selling the land now would mean that the Council would only receive ~20% of its market value as 50% would go in legally binding payments (overage) to the original owners, and a further ~30% to meet ‘additional costs’, and ‘abnormal additional costs’

Please help us to prevent road safety issues and to protect the interests of Nailsea rate payers and the peaceful, rural edge of Nailsea for current and future generations.
