Montecito Communities Against Dollar General Construction
The Issue
The home owners and community members of the Montecito Communities in Albuquerque, New Mexico are against the construction of the proposed Dollar General at the corner of Rainbow Blvd NW and Universe Blvd NW.
The proposed construction would result in increased traffic in a majority residential zone not built for a high volume business, impact the open recreational spaces nearby, and hinder the future economic development of the small commercial zones in the area. Our communities has a Public Improvement Districts (PID) and our communities are not adverse to the development of the neighboring district, but prefer a rate that does not endanger our community.
The necessary infrastructure in the area to accommodate a business, including adequate sidewalks, crosswalks, and safe egress currently does not exist. This puts pedestrian traffic, including children commuting to school via bike, walking, and student drivers, at risk at an intersection already troubled with motor vehicle collisions.
The proposed business target demographic, per their own materials, does not match the demographic of the nearby surrounding neighborhoods. This will cause increased travel to the area and exponentially increase the above mentioned concerns. Additionally the Volcano Heights Sector Area Plan does not support this type of business and the proposed business is currently trying to circumvent the approved development plan (https://www.cabq.gov/council/projects/completed-projects/2013/volcano-heights-sector-development-plan/
