The Issue

We recently purchased the publicly operated Swiss Village Marina at the 28 mile marker at The Lake of The Ozarks.  The marina has been in operation continuously since the early 1970’s.  It has had retail bait and tackle stores, resort amenities, boat launches, commercial parking lots and covered commercial boat docks throughout the last 50 years.  Prior to our purchase we hired a local real estate attorney to verify that we could continue to operate the commercial dock operations based on the conditional use permit that was issued to the property in 2017. Tanna Wirtz the Camden County Planning and Zoning Administrator was contacted and confirmed that we would be allowed to operate our Marina and allow commercial tenants to occupy the slips. Tanna Wirtz was replaced by Kim Willey in early 2021, who was the planning and zoning admin in the past and is the current Camden County Planning and Zoning Administrator. She also reviewed all the documents and confirmed that we could operate our commercial dock operation specifically with Freedom Boat Club as one of our tenants. Charles McElyea the county attorney was involved in the approval process as well.  Based on this overwhelming approval we moved forward with the nearly $1M acquisition of what is now known as Freedom Harbour which we converted to a private tenant only property. We have all Camden County merchant permits and licenses in place and have been operating since the spring of 2021.  We have made great improvements to the property and will continue to be a good neighbor as we have so far this year.  If our operation caused any issues it would have showed itself this year already.  We have heard nothing but praise.

There are a few neighbors that want to eliminate the conditional use permit that we operate under.  They have been over-ruled multiple times and now they are appealing again.  They want us to vacate the property which we just bought. They are spreading misinformation. Their biggest complaint is traffic down the road or damage to the road.  This property has operated in this commercial capacity since the 1970s. Traffic is far less now since we are no longer open to the public.  On July 4th 2021 at 3pm we had 6 cars in our parking lot.  The weekend before school started, we had 7 cars. We have the capacity for 30 cars.  We stopped anyone who wanted to from using our boat launch.  This year we moved 5 boats from the land to the water.  Far fewer than ever in the past.  We don’t and never will offer any kind of rental operations.  We only have a couple tenants with jet skis and do not anticipate adding specific jet ski capacity to the docks.We have plans to build a house on the property for KC Kettelson his wife and his 9- month old child to raise his family in Osage Beach.  As a full-time resident, property owner and dock operator he will continue to improve the property, which will improve all property values around it.  We ask for your support to continue to use the property in the manner it is approved to be used.  Thank you.
