Please get your objections in before it's too late! To object, go to Medway Council’s planning applications page and search for applications MC/17/0193 and MC17/0278 and add your comments – please state that you’re objecting to both the above applications before 27 February 2017! It is not a choice between allowing these houses or having the pub boarded up forever – if we get this scheme rejected then we can bring the pub back into use community use! You can use some of the following grounds to inform your objection.  Plans will harm a grade II-listed designated heritage asset as not enough detail is given to ensure that the plans protect the pubs special architectural interest. Under NPPF paragraphs 132 and 139 stress great weight is to be given to the conservation of designated Heritage Assets in all decisions  Building on the pub garden will cause substantial harm to the listed building by destroying its setting  The loss of an asset of community value in both the pub and garden. The Council should treat the pub’s ACV status as a material planning consideration as permitted by para 2.20 of ‘Community Right to Bid: Non-statutory advice note for local authorities’  Loss of amenity to the local community – social area, leisure facility, shared open space (paras70, 74 NPPF)  Loss of employment opportunities in breach of the local plan policy ED3  The lack of affordable housing in the proposed development  The parking/congestion problems the additional housing will cause accessing the car park. A car was overturned here no long ago. No detailed study of impact.  The proposed new housing is bigger than the listed building causing substantial harm by undermining its setting and significance. this erode the distinctiveness of the area contrary to the NPPF and Medway plan  The fact that a pub is still a viable use of the site – there is a community campaign to buy it others are interested has not been put on the market at a reasonable price since the developer bought it  The developer has not consulted the community on the plans  Any associated improvement to the building could be achieved with use as a pub or other uses less harmful than demolition. PLEASE OBJECT IT IS VITAL TO SAVING THE ROYAL OAK!
