Renew rent control for Hazlet, NJ manufactured home owners
0 have signed. Let’s get to 200!
People who own manufactured homes in Hazlet, NJ need to have rent control back! They own homes on land owned by someone else and pay rent for the land. Hazlet Township allowed its municipal rent control to expire in 2009. Recently MHOA-NJ members went to Hazlet's Township Committee meeting to ask that the municipality renew its rent control ordinance. Rent control only applies to manufactured housing communities in the town.
Hazlet has 9 communities with almost 900 homes. That is 900 households that have seen large rent increase for the land under their homes (some lot rents are now $950 a month, in 2009 the average lot rent was $500) and 900 families who have watched their home values decrease and become increasingly difficult to sell. 900 households, many who are elderly on fixed incomes, are losing the value of their largest asset; showing up in landlord tenant court with few options but to abandon their homes. MHOA-NJ has asked the township to work with homeowners. We have asked the Mayor to form a committee to review the existing ordinances and to make recommendations to the township.
One arguement against renewing rent control was that rent control ordinances are disappearing in New Jersey. This is just not true. Rent control ordinances are in effect in 124 municipalities in New Jersey and in the last 15 years only one municipality has allowed their rent control ordinance to expire or be revoked. Hazlet is the only one. In fact several municipalities have enacted new rent control ordinances in the last few years.
Please let Hazlet Township know that you support rent control for their 900 manufactured home owners. They are Hazlet residents and township committee members should support them.
