Stop the Amazon Warehouse Planned for Westphalia

The Issue

Stop the development of a 4 million square foot Amazon warehouse in Westphalia Town, a residential neighborhood in Prince George's County, MD. Residents, neighbors and compassionate community leaders are raising funds for legal counsel to stop this project. You can contribute here

"Rogue Zoning" has hit a predominately black neighborhood near D.C. At this time residents and incoming home buyers still have no information about how their quality of life, health, home values, and safety will be impacted by this development. Elected officials have remained silent, leaving the residents to scramble for information from local news and other non-legislative entities.

The community development plans for Westphalia were amended by elected officials to allow for an Amazon warehouse. The County Council used text amendments to rezone a neighborhood instead of a public and transparent rezoning hearing process. Residents were shocked to discover that the land near their homes would house a warehouse. Before June, residents were anticipating shopping, dining, retail, and office use. Now, there is a proposed 5 story Amazon facility set to operate 24/7. 

It is currently unclear if there will be any retail at all as residents have been largely excluded from a process that involves their feedback. The Conceptual Site Plan resolution no longer dictates retail development. The County Council of Prince George's County passed two county bills (CB-18-2019 and CB-19-2019) that allowed for the "merchandise logistics center" to be placed within hundreds of feet of newly constructed homes. This may be a pattern of ramping rezoning and opaque legislation that should leave county residents, existing and incoming, concerned. Other examples include: 

1. Bowie: Rezoning residential agricultural land for dense residential development 

2. South Lake: 600,000 square feet of office and retail and TIF designation
