Two public hearings are now scheduled for the revised plans for the proposed development at 68th & Carr. The revised plan for the development, called Hillside Cottages, includes modifications after the original plan was denied by City Council in November, 2016. Changes include:
- Townhouse building replaced by four single-story duplex buildings
- Entrance/exit on Carr St. removed
The proposed layout of the property remains the same, with three distinct clusters of duplexes separated by open space.
At a meeting with the developer in December members of the community expressed concerns about the proposed development, many of which carry over from the original plan and are not addressed by the modifications:
- Long-term viability of the HOA
- Parking issues around 69th & Brentwood
- The steep pitch of the roofs relative to adjacent houses
- Duplexes vs. detached houses
- Connecting 68th east and west of Carr
- Connecting 68th and 69th with a standard city street
- The view created by the backs of the one-story duplexes facing outward, the fronts facing inward (toward each other)
The Planning Commission meeting will be the first of two public hearings required for the proposed development. The Commission will hear the proposal, the public's input, and City Staff's input and will vote for or against the proposal and simultaneous zoning change. Their vote result will be given to City Council as a "recommendation." City Council then will hold a similar hearing and make a final decision to approve or deny the development and simultaneous rezoning.
