

Gelson's will have "Significant Impacts" - Please Sign & Demand an EIR!!
The Issue
MBRRD has been advising the City of MB that the Paragon plan for Gelson's on Sepulveda will have "Significant Impacts", and that an Environmental Impact Report (EIR) should be performed by Paragon. The purpose of this petition is to demand one!! Recently the City Staff who has been following the California Environmental Quality Act (CEQA) process decided ALL Gelson's issues could be "mitigated". MBRRD disagrees wholeheartedly with the City Staff findings!!! Per the CEQA process, "Significant Imapcts", that can not be mitigated, require an EIR - the planned Gelson's site on busy Sepulveda Blvd. WILL have "SIGNIFICANT IMPACTS"!! Gelson's is estimated to have 8-10,000 vehicle entry and exits per day. Paragon, the developer, is requesting a 20% parking variance to City of MB Code. The now planned deceleration lane at 78' is woefully inadequate for safe entry and exit to the site and should be longer. The decel lane, and a planned 3rd turn lane on 8th, will reduce available public parking on Sepulveda and 8th, which exacerbates the inadequate parking issue closer to a 40% variance to City of MB code. Gelson's proposed plan to lease 20 spaces on 10th will rob the U.S. Post Office, and nearby business customers, adequate parking as well. All this extra traffic, and inadequate parking, could be mitigated by Paragon with an adequately sized deceleration lane, and underground parking (like Skechers and other large developments include). The City of MB has advised the public that we have until August 20th to make our concerns known regarding the City Staff's "Mitigated Negative Declarations". Please sign this petition; MBRRD will provide it to the City of MB.
