Make Florida Start Regulating These Investment Groups Like Invitation Homes
The Issue
Right now Florida is a pro landlord state, giving very little rights or protection for the tenants letting companies like this run unchecked.
Invitation Homes is the biggest home owner and property management company in Florida, They are a Wall Street Hedge fund company with investment companies Vanguard Group Inc, BlackRock, Inc., Cohen & Steers, Inc., State Street Corp, VGSIX - Vanguard Real Estate Index Fund Investor Shares, Principal Financial Group Inc, Fmr Llc, VTSMX - Vanguard Total Stock Market Index Fund Investor Shares, APG Asset Management US Inc., and Canada Pension Plan Investment Board that decided to get into the business of renting homes out to the American people with no experience is this market, Due to this fact they have put the America family at risk due to poor management, Using the cheapest labor to and at times using unlicensed contractors to repair homes, Their rating with the BBB is so bad they are under revoked status, Other states have brought class action law suits against them for poor management and violating peoples rights with the company losing millions in payouts. With a basic google search and google reviews you will see thousands of people complaining about this company, At time being left homeless within weeks of moving in, Some have even been hospitalized due to the health issues of the home and their lack of compassion, Unfortunately due to Florida pro landlord laws and lawyers focused more on protecting the landlord and not really taking on tenant cases it has left renters at a disadvantage with little help from the state. This company also preys on low income people with less than prefect credit scores, Plus we are already living in a time where the American people are living from pay check to pay check and can't really afford to pay a lawyer $5,000 retainer fee to fight this company, If something isn't done soon about this company soon they will continue to cause harm to their tenants
My story from renting with Invitation Homes we stated renting from them in Oct/2023 at 8818 Linebrook Dr Trinity Fl 34655, Everything was fine until we started having electrical issues with the house, Lights would start flicking breakers would trip for no reason, So we reported it to their maintenance department and they Scheduled a tech to come out on Jan 3nd in morning at about 10am that day i received notice that the tech would not be coming and the appointment was canceled stating their tech is only available on Wednesdays so they would reach back out with a new time and date, On 01/03/2024 at 2:38pm we were woken ( Me and My girlfriend were both down sick ) to our neighbors banging on our door our house was on fire within seconds our whole house was engulfed with smoke making it hard to see My GF sustained serious injuries evacuating the house, I myself sustained smoke inhalation due to being in the house for a long period of time saving our animals, The smoke alarms never went off even though Invitation Homes sent out their Pro Care tech in December/2023 to make sure everything was in working order before we renewed our lease. The fire department found that the house caught fire due to a faulty electric line arched a hole in the gas line causing it to ignite the LP gas line in the antic of the house, They said due to the fact the smoke alarms not going off or working if this fire happened at night while we were sleeping we would not be alive today, Invitation Homes gave us no assistants at all, They actually were preventing us from returning to our home to even recover our belongings even though the Sheriff Department and fire department said it was safe to do so, We were left homeless for over 20 days while fighting with Invitation Homes over this matter, It was not until we obtained a lawyer and got ABC action news involved that the company started to act and make things right
The story ABC action news ran was in regards to this company charging its Tenants $15.00 a month for renters insurance that wasn't really renters insurance, Myself, Our lawyers and Abc Action News have all requested a copy of the policy and to this day no one has received it
Invitation Homes made a deal with us if we did not run the full story with ABC action news they would cover our hotel cost, and move all our belongings to a new house in their inventory of homes with 2 months free rent, ( this promises we have in an email was never fully full field ) and their insurance company Carl Warren would pay for all of our damage property and medical bills which never happened we had to file a lawsuit against them
On 02/25/2024 We moved into the new house at XXXXXXXXXX Tampa FL 33625 and on 03/04/2024 the nightmare began with this company to a new whole level, When it rained our master bedroom would flood with an inch of rain destroying what furniture we had left, They sent a company out to repair it on 03/25/2024 but all they did was dig up the dirt and replace it with grey gravel, On top of that we had to deal with a green pool even though we were begging for a new pool filter since we moved in, and the pool company they were charging us $120 a month for did not speak English and couldn't understand our instructions every complaint and request for a refund since i was having to service my own pool on top of paying them to do it went unanswered, On top of that we were charged a $1000 HOA fine for having a trailer parked in our driveway on 02/22/2024 due to the fact a company named Dririte was moving our belongings into this new house. Remember we didn't move in till 02/25/2024, We tried to explain this to them that was before we even moved in and it was for moving our stuff into our house and demanded we see the documents showing that fine since a $1,000 is excessive for something like that, Invitation Homes refused to let us see anything after a quick google search we also seen they were charging other tenants the same amount for HOA fines so i think that isn't what Invitation Homes is charged but what they are passing to the tenant and making a profit, Lets fast forward to 10/08/2024 we started getting hit with heavy rain with an incoming hurricane to the area the foundation began flooding again this time it was not just isolated to the master bedroom but the whole left side of the house forcing us to move all of our furniture out of those areas and into other parts of the house, We immediately reported this issue to their highest management James Staples all they did was send out company after company to give them quotas telling me i had to be home all day on those days our we would be charged $75 fee for not being home, I lost over a weeks worth of work just so they could get quotas they would deny, On Oct/31/2024 one of the companies they sent out to address the inside damage said he advised us that black mold was growing in the walls and would need to be cut out and repaired nothing was ever done about it stating the foundation needed to be addressed first. On 11/22/2024 My GF was admitted to the hospital with a 103 temp and had a miscarriage most likely due to all the stress she has been dealing with over these issues after i sent them emails, texts and phone calls to their corporate office stating these facts they finally sent someone out on 11/27/2024 they finally had a company LSC & Partners come out to address the foundation we explained to the tech what exactly needed to be done, They came out a few days later and did only half the job cause that is all Invitation Homes would approve them to do. It rained shortly after that and the house flooded again more emails where sent to Invitation Homes management with nothing being addressed while were occurring airbnb, hotel cost and loss of work dealing with all of this and even though half of our house was unlivable we were still being forced to pay full rent, Due to the fact we could no longer afford to continue occurring those cost we had to stay in the house, On 01/02/2025 i was admitted to HCA Florida Trinity Hospital for Mold Toxin Exposure as i was in the hospital i informed Wilenia Burgos and James Staples i was in the Hospital with mold toxin symptoms they then demanded i send them my medical records to that affect which i replied back that violates my HIPAA rights and they can get those through my lawyer, After i got home from the Hospital i decided to drill a hole in the wall behind the bed we would be sleeping in and snaked a camera in there what i saw was black mold growing all over inside of the walls and sent pictures to James Staples and other management team members putting them on notice they are violating the Florida warranty of habitability act by not giving us a safe place to live, I also contacted the tenants that lived here before us and they stated they reported mold issues to invitation homes number of time and said there family was always sick while living here and since they moved out their health conditions approved, James Staples then set up a meeting at our house for 4pm on 01/06/2025, His response during this meeting at our house was to let our lease expire in February/2025 saying we are to big of problem to rent to and they will address the repairs after we move out, So he expects us to live in a house pay rent with the knowledge it is unsafe to live in. As of the writing of this email no repairs have been made to address the mold or flooding issues
I have tried to file complaints with the health department, Attorney General Office, Department of Business and Professional Regulation and every other state government offices with us being told they don't handle complaints for renters, That the only option we have in the state of Florida is hire a landlord/tenant lawyer putting more financial burden on the renter and not the landlord
With lack of oversight or laws in Florida to protect tenants from companies that choose profit gains over peoples health and safety leaves them at a disadvantage when they can't afford the legal cost involved
Other actions Invitation Homes but on their tenants and you are given no OPT out options if you want to rent from them and since the Investment companies have taken over the rental market leaves tenants at their mercy
Right now under our lease and contract we are forced to pay this additional fees each month
$40 for ring doorbell service ( this would cost the renter $4 a month if they choose to go through ring themselves ) also gives invitation homes access to your camera whenever they want violating your privacy
$10 per month for an air filter every 90 days mailed to your house ( I'm paying $30 over 90 days for a $10 filter i could get at home depot myself )
$15 per month for renters insurance that they write themselves and according the state of Florida Invitation Homes is not licensed to do this and is basically a scam considering when you ask for a copy of the policy they never provide it
$10 per month admin fee to collect the fees listed above
$85 per month Media package with subpar internet and cable TV
$120 pool service fee with no option for refund if the company hire to service your pool does not give you the service lined out in your lease or do not show up at all
Invitation Homes does not allow any opt out options for any of this, They are making millions each month on ridiculous fees
The conclusion of this is that this company will continue to put it's share holders first over it's tenants and will continue to give the American people subpar services causing them financial damages, Emotional stress and even death if something is not done about this in the state of Florida
