Our community is at a crossroads. The need for affordable, quantity housing has never been more critical, and yet, we face an arduous and disheartening process when trying to bring such projects to fruition.

Beautifully designed cohousing fourplexes could be a game-changer. These structures, which blend practicality with affordability, provide sustainable living spaces that support community. They offer a chance for people from different walks of life to live, grow, and thrive together. Unfortunately, countless regulations stand in the way, making what should be a straightforward process feel like climbing a mountain.

Currently, small affordable housing projects often face a bewildering labyrinth of zoning reviews, site-plan requirements, variances, endless meetings, and the need for various separate agency approvals. This not only delays progress but also skyrockets project costs, making the dream of affordable housing development nearly impossible. This prolonged, often bureaucratic, process stymies progress at every turn, and the families, individuals, and communities who would benefit most from these projects are left waiting—or worse, without viable options.

Statistics highlight the growing need: According to the National Low Income Housing Coalition, there is a shortage of 7 million affordable and available rental homes for extremely low-income renters. As housing costs continue to rise, the supply gap continues to widen, making immediate action essential.

We call on our city's planning departments and local policymakers to streamline the approval process for cohousing fourplex projects. By eliminating excessive red tape and fostering an environment that supports innovative housing solutions, our community can rise to meet the needs of its most vulnerable residents while promoting a more equitable and sustainable future.
