Stop Andora Estates

The Issue

An important wildlife corridor connecting the Chatsworth Nature Preserve is threatened by a proposed housing development: Andora Estates. If approved, luxury housing would replace vital habitat connecting Los Angeles' only Nature Preserve to open space in Santa Susana Pass State Historic Park and beyond.  

More problems include:  

  • Fire danger, human lives at risk. Located in Very High Hazard Fire Severity Zone and High Wind Velocity Area, Andora Estates raises serious concerns about insufficient emergency escape routes. 

  • Scenic Corridor Obstruction. The development would obstruct views from the Valley Circle Boulevard Scenic Corridor, and from the adjacent public Chatsworth Oaks Park, destroying scenic rock outcroppings.

  • Community Plan Violation. The development's truncation of wildlife corridor thwarts objective 13 of the Chatsworth-Porter Ranch Community Plan which calls for preservation of that corridor.

  • Out of Character with Surroundings. The development is a high-density cluster community, out of character with all nearby Chatsworth neighborhoods.  

  • Disturbance of Dark Skies. The development would shed light pollution from a plateau down onto formerly dark-skies public wildlife habitat, and to the adjacent rural community of Chatsworth Lake Manor which has no street lights.

  • Burdened City Services. Building houses where wild fires frequently blaze burdens firefighters without providing sufficient tax revenue to offset cost, while adding automobiles to local streets already chronically overburdened during rush-hour. 

  • Polluting Sensitive Ecological Area. The development would drain construction and residential pollutants down a stream bed into the Chatsworth Nature Preserve and Chatsworth Oaks Park, both of which are within LA County’s designated “Santa Susana Mountains and Simi Hills Sensitive Ecological Area”.

  • LA City's Housing Crisis. Los Angeles needs affordable housing for middle and working class citizens; harming a wildlife corridor for a cluster of million dollar homes diverts crucial resources away from where they're needed most. 

For these and other reasons, we urge all concerned parties to say no to Andora Estates. Los Angeles City should not grant a zoning change or any other allowances required to make this development possible. (Property's primary street address: 9503 Andora Avenue, Chatsworth CA.)
