Limit the Height and Density at Brock Street and Taunton Road, Whitby

Limit the Height and Density at Brock Street and Taunton Road, Whitby
The Issue
We, the residents and concerned members of the Whitby community, call upon the Town of Whitby Planning Department to limit the scale of the proposed development at the intersection of Brock Street and Taunton Road.
The current proposal includes 4 condo buildings to a potential 25 stories high, and 4 townhouse blocks, for a total of 788 units and 1090 parking spaces. See the official proposal here - https://www.whitby.ca/en/work/resources/Planning-Public-Meeting-Notices/Notice-of-Public-Meeting-(DEV-17-25,-OPA-2025-W03,-Z-10-25).pdf
Why this matters:
- Strain on Infrastructure: Whitby’s current transportation system, in particular Taunton Rd., is already experiencing significant congestion, and further large-scale development will worsen traffic, and overburden the limited public transit available.
- Community Character: Excessive intensification risks undermining the unique character of our neighbourhood. We urge the Town to balance growth with the preservation of Whitby’s suburban identity, which attracted existing residents to the town.
- Quality of Life: Rapid, large-scale development can lead to overcrowded schools, increased traffic risks, and diminished access to parks and recreational spaces, directly impacting existing resident families and children.
- Sustainable Planning: We support responsible, moderate growth that aligns with the needs of current and future residents.
Our Request:
- Limit the height and density of new development at Brock and Taunton to ensure they fit within the existing community context.
- Conduct comprehensive impact studies on traffic, schools, and infrastructure before any approvals.
- Prioritize community consultation and transparency in all planning decisions.
- Ensure new development includes adequate family sized units, green space, retail, and services to support a complete and livable community.
