I support the Knights Walk Residents in their fight against the demolition of their homes and acknowledge their willingness to increase the provision of social housing on the estate.
The threat:
Lambeth Council wants to "regenerate" Knights Walk, part of the Cotton Gardens Estate. Mae architects, on behalf of Lambeth, have presented residents with three options:
1. Demolition
2. Demolition
3. Demolition
We understand that Lambeth Council needs to provide 1,000 new homes over the next five years and that well over 100 homes would be on Knight’s Walk. Since this development would be a private/public partnership, there will in fact be no guarantee of the amount of social housing or indeed that it will be ‘affordable’ for many local people. In addition, there would need to be a very large number of private homes to make it financially viable.
Knights Walk:
Knights Walk is architecturally important. It was designed by George Finch, a Royal Institute of British Architect award winning architect. In his obituary in The Guardian, the Cotton Gardens estate is described as his "most distinctive" work and he is described as having "a real desire to build for ordinary people, to bring dignity and pleasure into their lives." They are a prime example of 1960's architecture and the patio houses are an integral part of Finch's vision: the juxtaposition of high tower blocks and low courtyard, single story homes for the elderly and disabled.
The estate has 3 tower blocks (80 flats in each), complemented by an area of 22 bungalows (“patio houses”) and 2 two-storey blocks of flats, as well as green spaces. There are 33 properties on Knights Walk and 240 in the tower blocks, making 273 properties on the entire Cotton Gardens estate. Taken as a whole, the Cotton Gardens estate is high density housing (139 persons per acre). The open space is used not just by those on this site but serves as recreational space for surrounding housing. The variety of scale, intensity and relief are important to the quality of life for all.
Petition:
All the Knights Walk residents are acutely aware of the need for social housing, have offered a number of ideas on how to increase it locally and are willing to work with Lambeth, but not at the risk of losing their own homes or destroying this community.
