Lakestone Condo Rezoning Amendment 1243, 2024.

The Issue

I, as a concerned citizen of the District of Lake Country, call upon the DLC Council to decline the Zoning Amendment application (Zoning Amendment Bylaw 1243, 2024) to amend the DC3 - Direct Control 3 zone (Lakestone) to add a Secondary Use as "Strata Hotel/Motel".

With this Zoning Amendment the Zara developer Dominium Real Estate Developments of Calgary Alberta has found a work-around to B.C. Government legislation which is meant to provide much needed long term rental housing.

This will directly impact much needed access to long term rentals in Lake Country. It will detrimentally affect the family friendly neighborhood character of the residents of Lakestone and surrounding areas. It will also add markedly increased traffic pressure on the OK Centre Road / Glenmore intersection a location which is currently woefully inadequate.

With vacation rental guest units located right in the middle of single family unit homes, these surrounding homes will experience increased noise, parking and safety concerns. There will be increased pressure on inadequate traffic infrastructure (Glenmore Road intersection); increased strain on RCMP and by-law enforcement resources due to inappropriate location. By allowing rentals in Zara as short term, much needed long term rentals will have been removed from a market in a community already suffering from a shortage.

In a time when there is a great demand for long term rentals the District of Lake Country has chosen to keep rental units as short term rental, one may question who this benefits most. The Zara building owner Dominium Developments has found a work-around to Gov’t of B.C legislation and is now requesting that the local Gov’t support this questionable action. If this amendement is passed there is a very real possibility that Zara will become a full fledged tourist hotel In the middle of a residential area resulting in the loss of a beautiful quiet family friendly neighborhood that many new residents have come to call home.

As the District of Lake Country Council is about to vote approval of this zoning change Nov 5th, now is the time we need as many residents as possible to sign this petition. Further to this petition please write letters to the DLC Council and be sure to attend the Public Hearing at Council Chambers Nov 5th at 7pm.

We want to save the beautiful family neighbourhood that we have grown to love in a town that is known for it’s high quality of life and friendly citizens. If this happens to our neighborhood where will it happen next?
