In April, the Lake Forest City Council voted to overturn two Plan Commission decisions when it granted a zoning change for the condominium development in the East Lake Forest Historic District, specifically at 373 East Westminster. On Thursday, June 3rd, 2021 the Historic Preservation Committee will be reviewing and voting on a proposal for a massive condominium fronting Westminster Rd. The condo is described by the developers as a 2 story building, when in fact there is enclosed living area on the roof.
The Historic Preservation Commission will analyze bulk, massing, building materials, and relationship to the existing neighborhood. It is vitally important that an appropriate transition to the existing homes on Westminster is created.
In January 2020, the HPC unanimously voted down this developer’s last iteration for this site. Since then, the new building has expanded into the historic residential district, nearly doubling the frontage on Westminster, as a result of the City Council’s decision to allow a zoning change. This structure must be limited to two stories, set back from Westminster Rd. and it’s impact to the historic residential area mitigated.
