The Issue

Colorado SB23-213 would take away your voice in shaping your community.  It would replace, thoughtful, locally-sensitive city planning with top-down, one-size-fits-all state zoning and land use standards. 

WHAT IT WILL DO:

  • allow haphazard development of up to 6 residences on any single-family zoned lot,
  • allow accessory dwelling units (ADUs) on any single-family lot that are up to 50% as large as the primary residence and as close at 5' from the property line,
  • eliminate all residential parking requirements,
  • throw out HOA rules regarding accessory dwelling units, setbacks, and multifamily dwellings, and
  • allow ultra-dense housing with a minimum of 60 units per acre near transit stations or along bus routes.

WHAT IT WILL NOT DO

  • require that any of this additional housing is affordable,
  • provide any support to actually construct any of this housing,
  • provide funding for increased essential services such as schools, water, sewer, roads, fire protection and law enforcement, or
  • PROVIDE ANY RELIEF FOR COLORADO'S AFFORDABLE HOUSING CRISIS

Land use planning has been done by local communities in Colorado for more than 100 years...FOR A REASON.  Tell Colorado legislators that local governments are best suited to address the needs of their communities and to KEEP ZONING LOCAL!
