Perth South Council has voted to move ahead with plans to rebuild Station Road in Sebringville as an urban road with curbs, sidewalks, and storm sewers. Over 30 mature trees will be removed to make way for it.

This project is not part of Perth South’s long-term infrastructure plan. It exists ONLY to serve one proposed subdivision at 123 Station Road, a project that has not been approved and does not conform to the provincially approved Perth County Official Plan (2025), which designates Sebringville as a Village intended for modest, low-density growth.

Urban development requires urban roads.

The Township has entered into a provincial funding agreement under Ontario’s housing-incentive program to cover more than $1 million in costs for this road. In effect, provincial funding meant to enable housing is being used to advance a development that still lacks conformity, independent technical review, and verified Environmental Assessment results.

In 2012, the Ministry of the Environment warned of significant risks with water and wastewater servicing on this same land. Those concerns remain unresolved.

Residents are asking Perth County Council to ensure that infrastructure funding and housing-related grants are applied only after planning approvals are complete and compliance with the Official Plan is confirmed. Growth must be lawful, sustainable, and accountable, not pre-funded on the assumption of approval.
