Milford Hills Methodist Church is considering developing 2.5 acres of green space adjacent to the church into a housing project. Residents of the neighborhood have serious, factual concerns about this plan.
Project scale The church states a goal of 30-40 units, but has indicated that up to 64 units have been considered.
No ongoing church oversight The property would be leased to a developer, not managed by the church. Once leased, the church would have no role in what gets built, how it's managed, or who lives there. Because the developer, not the church, would control final plans, unit count and density could exceed current projections.
No sidewalks, existing traffic problems Milford Hills has no sidewalks. Residents regularly walk, bike, jog, and walk dogs on neighborhood streets, and several community running events route through the area each year. These streets already serve as a cut-through between Statesville Blvd and the 601 bypass. Residents have submitted repeated complaints to the city requesting traffic mitigation; none have been implemented. Added development traffic on these already-strained streets increases risk for pedestrians and cyclists.
Existing infrastructure strain A sinkhole on Bellevue has required multiple repairs, pointing to existing infrastructure limitations that added density, traffic, and stormwater runoff would further stress.
Loss of green space The 2.5 acres proposed for development is one of the neighborhood's remaining green spaces.
Requested alternatives
Scale the project down and cap unit count at what is being publicly promised
Require traffic mitigation measures before any construction begins
Consider alternative uses, such as a community garden, which would benefit multiple families and help address rising food costs without adding traffic or removing green space
