As a devoted homeowner and resident of Lakeview, I stand alongside my neighbors to plead that the property at 6184 – 6192 Pontchartrain Blvd remains zoned for residential purposes. There has been a zone change request to build a specialized medical facility on this property.
We deeply cherish our tranquil neighborhood feel, and we fear that commercial rezoning would jeopardize this sanctity. The proposed transformation would have severe implications—an increase in traffic, a scarcity of parking spaces, a detriment to our home values, and an alteration of our community fabric.
It is important to note that according to the American Planning Association, zoning measures should reflect and respect the neighborhood character, built environment, and natural environment. In its current state, our neighborhood represents the essence of these guidelines, fostering a harmonious living environment.
By transforming a residential area into a commercial site, we disrupt the balance of the community. Statistics from the National Association of Realtors suggest that there could be a 5-10% decrease in property values near commercial properties. The potential detriment on our home values cannot be undermined, especially in a neighborhood like ours that represents the very spirit of residential harmony.
While there are commercial properties on Pontchartrain, it's important to note that these are primarily located off of Harrison Avenue, an established commercial street in Lakeview. Harrison Avenue is well-known in the neighborhood for its restaurants and other commercial establishments, with a significantly higher concentration of businesses compared to Pontchartrain Boulevard. In contrast, Pontchartrain Boulevard maintains a predominantly residential character, with less than 5% of the buildings commercial.
