Prevent New Condo Development at 5-7-9 Dale Avenue in Rosedale

The Issue

We object to the construction of a new modern 4 storey 26 unit condominium on Dale Ave in the historic Rosedale neighbourhood of Toronto.

The project proposes the merging of 3 residential lots at 5, 7, and 9 Dale Ave in Rosedale, demolition of the existing three homes, and removal of a large number of mature trees. It then proposes replacing them with a 26 unit 4 storey architecturally modern condominium and a 58 car underground parking lot.

Rosedale is designated as a heritage conservation district under Part V of the Ontario Heritage Act. As such, merging of single family lots to build condominiums must not be allowed. Any development in this now protected neighbourhood must respect the height, density, and architectural character of the surrounding homes. Reference to low-rise post-war apartment buildings should not be seen as a precedent for additional destruction of what is now a heritage conservation district.

We ask that the City reject this project and maintain the integrity of the existing 3 lots.
