

The deposit is still in dispute nearly three months after the tenancy ended. This flat cost them £6,420 per quarter. Yes, although it's staggering, this is the state of some SHT student flats in Bristol and elsewhere. The landlord, who happily let four students move into this squalid residence, and is now contesting their deposit, was also reaping £25,680 per year from them. Whilst they lived in these conditions and constantly complained from day 1. Later, an agent advised them they could move out if they didn't like it. Not easy when you are mid-way through your final year at Bristol Uni where rentals are not easy to find, the reason why 'some' landlords are getting away with things like this...
The attached photos were taken when the tenants moved into the flat in July 2023. You may struggle to believe it. The flat was not cleaned, and there were so many dilapidated and broken items that they took over 90 individual photos.
What is most shocking, is that the letting agent Campions Group and the private landlord are claiming for these items against the deposit, a year later.
They are claiming £300 to replace that shower door that was broken when the boys moved in. They are claiming £300 for a clean... When the flat was not even cleaned when they moved in, they are claiming for kitchen units that you can see were already broken when the boys moved in. This is their email, and even after three months, they are sticking to the claim. I think you can make your own minds up on this and now we go to ADR!
The email below is from Campions' Letting manager a year after the photos above were taken when the boys first moved in. Oh, and the Deposit Protection scheme states that the agent should send any deposit deductions within ten days of the end of the tenancy. This took nearly six weeks and didn't go through the correct DPS portal system. This is why, nearly three months later, the boys still don't have their money back.
Another failing to add to so many. We fight on!
