Implement a $1.00 per Square Foot Rent Cap on Residential Properties
The Issue
As a passionate advocate for affordable housing, I believe that every person has the right to a roof over their head - a sanctuary that is affordable, not capitalized. The affordability crisis in our housing sector persists and continues to grow, putting the need for change at the forefront now more than ever.
Our society is witnessing a hefty upward trajectory on residential property rents, causing an imbalance in the housing ecosystem. This has been a detriment to both young and low-income families who are struggling to keep up with the unregulated rent rise. The solution I propose is a simple yet impactful one - a residential rent cap at $1.00 per square foot. This means that a 200 square foot property would cost no more than $200.00, making housing accessible for all.
Such a cap has the potential to stabilize our skewed property market by making the practice of landlordism less profitable. More properties would become available for purchase, reducing costs and allowing more people to become homeowners. This would significantly reduce the need for rent supplement programs such as Section 8, saving taxpayers billions of dollars annually. Less dependency on property management companies, notorious for increasing rental costs, could also be expected.
The American Housing Survey (AHS) 2017 revealed that half of all renters spend over 30% of their income on rent, highlighting the urgency of dealing with this issue. Added to this, The Joint Center for Housing Studies (2019) found that 37.8 million U.S. households can't afford their housing costs, a figure that could dramatically decrease with this initiative.
