The issue
Hornsby Council has approved the progression of a proposal to rezone the 240 Hectare South Dural rural site bounded by Old Northern, New Line and Hastings Roads. The proposal seeks to subdivide this rural area into a 3,000 dwelling development. The subdivision includes 3 and 5 storey multi-unit buildings.
The majority of residents living in and around South Dural do NOT want this area rezoned for urban subdivision. Surveys conducted by community groups in adjoining rural areas support this view.
The area lacks the basic infrastructure to support the proposed development. Heavy traffic congestion is commonplace along New Line, Boundary and Hastings Roads. An additional 6,000 plus vehicles could result in peak hour gridlock. Boundary and Pennant Hills Roads are full to capacity at these times.
The proposal seeks to remove sections of the endangered Sydney Turpentine Ironbark and Blue Gum High Forests which will have a negative impact on protected animal and flora species in the area.
The land is suitable for intensive agriculture as is demonstrated by a number of farms and plant nurseries in the area. The NSW Department of Agriculture values this land and land not currently being farmed is valued for its agricultural potential. This land should be preserved to help ensure Sydney’s future food security.
The South Dural rezoning proposal is typical of the threat of urban development on all rural lands around Sydney. Councils encourage rezoning of rural lands to raise extra revenue from developer contributions. Sydney’s rural lands should not be lost to urban development for the economic gain of developers and speculators.
The loss of South Dural to subdivision will be the beginning of the end of what is left of Sydney’s rural lands. Hornsby Council is considering the rezoning of adjoining lands to the north. The beautiful landscape that this area offers will be lost for future generations if this subdivision proceeds.
