Help Us Protect The Character of Hillcrest/Morris Mill
The Issue
A rezoning request has been submitted for approximately 2.269 acres at 2330 Morris Mill Road, across from the Fox Hill/Oxford Circle neighborhood.
The original request was to change the property from industrial zoning to R-4 Conditional Residential zoning. The applicant has since amended the request to R-3 Residential zoning. The original proposal included:
• Three four-story multifamily buildings with 24 units
•A site plan identifying a potential "Future Phase 2"
Our concern is whether multifamily buildings of this scale are appropriate for this particular location, directly across from an established residential neighborhood. We believe buildings should be limited to two stories total, including any lower-level floor built into the hillside.
Residents have also raised concerns about:
• Height and neighborhood compatibility
• Traffic and road safety
• Capacity of local schools and infrastructure to accommodate this growth
• Natural character and visual impact
• Stormwater and infrastructure
• Future development: The original site plan identifies a "Future Phase 2," and the City has indicated that up to 16 additional units may be possible in the future.
We are asking City officials to carefully consider whether the height, scale, site design, traffic and school impacts, and potential future development are appropriate for this location. We request a two-story maximum for all buildings, including any hillside lower level, a traffic study, clear answers about Future Phase 2 and future development, and meaningful, enforceable protections for the surrounding neighborhood.
