Dobbs Ferry is a rivertown, and the laws in this Village require protection of the river views.  The zoning code also regulates the density and size and other aspects of buildings in the Village. The southern gateway to Dobbs Ferry -- the first place where Broadway from NYC meets open views of the Hudson -- is 19 Livingston Ave.  Developers of that site have ignored the legal requirements by proposing a 12-condo development (comprised of 2 large buildings each 45-ft high, 141-ft wide) crowding a 1.29 acre lot which is not zoned for such use.  They did not even seek a use variance, nor did Planning Board require one.  They and the Board of Trustees nonetheless approved the plan during the December holidays.  All of the surrounding residents discovered these approvals after the fact, not having received a certified mail notice.  The Boards and the Village attorney have failed to look out for the long-term value of our community, instead prioritizing tax revenues (even if doing so violates the code).  

Please sign this petition to show your support for stopping oversized and non-compliant development.  The domino effect of the super-sized developments that are out of harmony with our Village will continue -- just like Rivertown Square, Walgreens being built with an unnecessary second level, and others.  Help stop it before it's too late!  More plans are in the works to super-size buildings on Main Street (despite the lack of parking) and block river views all over town. The developers of such projects tell opponents that if they want to see the river, they should walk down to the riverfront.  That perfectly exemplifies how little they care about what it means to be a rivertown.  

In one recent ray of hope, the Architectural Review Board denied the 19 Livingston Ave project on the basis of noncompliance with a requirement called the sky exposure plane (which basically limits the height in relation to the property line).  The developers appealed to the Zoning Board of Appeals, and your support of this petition will help tell the Zoning Board to uphold the denial.  Otherwise, we will add 19 Livingston to the list of developments that forever diminish the great character of this Village.  In addition to signing this petition, PLEASE CROWD THE MAY 14 ZONING BOARD HEARING!
