Halt zoning variance for Six Story hotel on Magnolia Ave
The Issue
Bond Partners of San Diego are working to advance plans to build a 6-story hotel, as well as apartments on the lot at the intersection of Magnolia and Henderson where the temporary Micropark is currently located. The lot is owned by Dolabi Family LLC. Plans also include a 470 space parking garage across the street from the hotel.
If built, this hotel will tower above the existing structures on Magnolia Avenue with the next largest building being The Marquis at 4 stories.
Our understanding is that the developers of this hotel have been granted variances that allow them to build 2 additional stories above what is normally permitted for this space, based upon providing public space and parking. It remains unclear exactly what this public space will include.

The developers have requested several changes to existing zoning regulations including a change from NS-T4 to NS-T4/PD (Planned Development). Current zoning (NS-T4) does not allow for a hotel while NS-T4/PD would allow for a hotel to be built at this site.
Even if the architect's designs are allowable within existing zoning requirements for the area current zoning (NS-T4) would not allow for hotel use at this site.
Area neighborhood residents are concerned that a hotel of this size at this location will increase traffic in an already heavily congested area that provides a main thoroughfare to downtown as well as hindering access to a nearby school on Magnolia, and most importantly to a hospital and emergency room (Texas Health Harris). A zoning variance for a hotel of this size should not be allowed. It will congest main arteries to downtown and to a hospital. In addition to traffic, noise and light pollution is a major consideration – due to the size of the structure, there will be no barrier between the hotel and the homes situated in Fairmount.
Help us voice our concerns so that Magnolia can maintain it’s historical charm.
The proposal for the variance change will be presented at the city council meaning on 1/24/17, at which time we will when we will also present this petition.
