Halt Unnecessary “Resident Benefits Package" Charges by Property Management Companies

The Issue

My story, much like that of many renters in Austin, TX, involves an ever-increasing struggle to keep up with rental costs. Aside from the monthly rent, we are now also burdened with an additional "Resident Benefits Package" fee, which has alarmingly become a normalized part of many rental agreements. This additional fee, ranging up to $50 monthly imposed by property management companies, is obligatory and has begun to strain our budgets substantially.

Moreover, many of us are having "processing fees" required for us, the hardworking tenants, to simply pay our rent. With each passing month, the fees add up and are becoming a heavy strain. We strongly believe that our hard-earned money should first and foremost cover our bills, groceries, and other living expenses, rather than filling the pockets of property management companies.

Considering the cost of living in Austin, TX, which has been steadily rising in the last several years, and monthly rents which are already high, these additional fees present a significant burden to families just trying to make ends meet. It's time we take a stand against these unfounded and exploitative charges.

In addition, we feel that the universality of these fees being imposed by several different rental companies illustrates clear collusion between these companies. There is no option to opt out, which, at the very least, should be available. The tenant should also have the right to request a clear and concise audit of when and where these additional fees have been applied to be made available when their monthly rental bill is sent. There is a strong suspicion that these fees are merely imposed as a way to increase profitability at the expense of the renter. An itemization of benefits provided and the corresponding monetary value would go a long way to alleviate these concerns. Property management companies require a high degree of transparency from their tenants, and it is fair to expect transparency in return.

We call on local lawmakers to enact legislation preventing property management companies from charging arbitrary and excessive "Resident Benefits Packages" fees.
