Halt the Rezoning Proposal for a Buc-ees in Oak Creek Neighborhood

The Issue

Please come to Tuesday March 18th meeting at 6:30pm

  • We do not support 12,000 cars/daily backing up our local roads as cars fight for 600 parking spaces. This is the same amount of traffic for a sold out concert at Fiserv - every day.
  • This tourist attraction will bring in more traffic annually than the Knotts Berry Theme park in California!
  • Oak Creek local roads will be a cut through for Bucees traffic (South Milwaukee, Racine, Cudahy, Franklin, Caledonia, south side of Milwaukee)
  • They are not adding new jobs to a small rural town. We already have an entry level labor shortage in Oak Creek. Everyone is hiring! This will only pull from local businesses and keep the existing stores, retailers and restaurants short staffed. This does NOT have an added benefit for our city. Posted wages are for Texas not Wisconsin- per Bucees 
  • We do not support our home values to depreciate in our city because the"Disneyland/Walmart" of gas stations has created insurmountable light, noise, air and traffic pollution
  • We want thoughtful balanced development that benefits the citizens of Oak Creek . There are other businesses that could develop that land where OC will gain the same property tax revenue 
  • Per Bucees - Their customer base is not for Oak Creek residents . They have a circus that follows them for at least a hundred miles
  • We do not support a build for "the greater good of State of WI" as sales tax goes to state and county.
  • Property tax revenue brought in will be offset by depreciated homes in the area, need for local road improvements, more police presence and water/sewer infrastructure costs
  • Oak Creek leaders Common Council met on 2/19/25 - they need to increase Oak Creek's tax levy to fix our existing roads!! 
    We do not have enough tax money to fix our existing roads but they will use OC tax dollars to support a Texas Corporation to burden our local roads and overwhelm our police force
  • The other large corporations brought into our city have not helped our tax liability. In fact, Oak Creek residents now pay more in property tax for equal value homes in Franklin.
  • Poor land use and rezoning destroys cities 
    We need to stand up and say no more!

 

 

 

 

 

 

The Oak Creek community is more than just a place; it is our home. The very essence of our community is under imminent threat by the proposed development of a Buc-ees travel center and 120 pump gas station next to our homes. This project has been rejected by many cities throughout the United States as the burden of this Texas corporation will fall on the city tax payers.  The depreciation of homes in the immediate area, increased traffic congestion that disrupts quality of life , increased crime and the existing over saturation of gas stations in our area will cause blight, and most importantly, detrimental environmental impact next to the Root River by fuel run off.

Presently, our area has an ample number of gas stations. We currently have 7 within 1-2 miles of this project. According to the U.S. Energy Information Administration, the supply already surpasses the demand. This further questions the necessity of a new Buc-ees. Moreover, a report published in the Journal of Urban Affairs elucidates that rezoning for large-scale commercial structures like Buc-ees often leads to an uptick in local crime rates. Not to mention, the potential environmental damage caused by the construction and operation of a massive gas station – they pollute our ground water and rivers, cause damage to our local ecosystems, including the many animals and plants that call our community home.

The rezoning proposal lacks consideration for the sustainable and balanced growth of our community by building a travel plaza within 1,000 feet of homes with expected traffic of 5 MILLION visitors annually in our backyard.  This will back up traffic on 27th street, the freeway on and off ramps near Elm and inevitably Oakwood Road.
By signing this petition, you support the halt of the rezoning proposal for the development of a Buc-ees in our Oak Creek neighborhood. Let us protect our home, ensure our safety, respect nature, and promote balanced development within our community. This project has been rejected by many area communities throughout the United States. Don’t let our Oak Creek community fall victim to this Texas Corporation.
