

Halt the Rezoning of Land Near Our Neighborhood: Rezoning Case Z-2024-10700119
The Issue
My neighbors and I have lived peacefully in our established neighborhood for many years. We have built memories together here, raised families, and have contributed to make our neighborhood what it is today. We now face an impending disruption. There is a proposal in place to rezone land near our neighborhood for construction of apartment complexes. If this change takes place, it will significantly alter the culture and dynamic of our beloved neighborhoods.
Rezoning and constructing apartment complexes can lead to a significant increase in population density. In other instances where similar rezonings have occurred, communities report increased traffic, reduced privacy, and strain on local infrastructure, including schools and public services (US Census Bureau, 2018). These changes can also lead to declines in property values, affecting hard-working homeowners (National Bureau of Economic Research, 2005). The reasons for our opposition include, but are not limited to:
1. Increased Traffic and Congestion: The addition of high-density housing such as apartments would substantially increase traffic in our area, which is already experiencing congestion issues, particularly during peak hours. There have been many auto accidents at this intersection and added traffic will only increase the risks. Our neighborhoods have been diligent in deterring crime and more people moving into the area will likely increase crime in our neighborhoods.
2. Strain on Local Infrastructure: Our schools, roads, and public services are already nearing capacity, and an influx of new residents would likely overwhelm these resources without significant upgrades.
3. Loss of Community Character: Our neighborhood consists primarily of single-family homes, which foster a strong sense of community and stability. The construction of apartments could disrupt this, leading to potential issues with transient populations and reduced property values. Again, added crime is a major concern.
4. Environmental Concerns: The proposed development could lead to environmental degradation, such as increased pollution, loss of green space, and harm to local wildlife habitats. This property is currently zoned and sits on the Edward’s Aquifer recharge zone. The continuous overbuilding over the aquifer is putting our water supply at risk of pollution.
We oppose this change not out of resistance to growth, but in upholding the principle of meaningful, sustainable community development. We urge our local officials to reconsider the decision to rezone the land in order to preserve the character and quality of our community.
