Halt the Development of a Commercial Area Near Stone Park Neighborhood
The Issue
We, the undersigned residents of Stone Park and the surrounding Travelers Rest neighborhoods and Estates, are deeply concerned about the commercial development at the corner of New McElhaney and Old White Horse Roads.
Many of us in Stone Park and the surrounding area, invested significantly in our homes, drawn by the promise of a peaceful and scenic environment. Many of us paid a premium for views of the surrounding mountains, a key factor in our decision to live here. The development, with its associated parking lot and commercial building, will tarnish the views of our neighborhood, significantly diminishing the value and desirability of our homes.
In addition to the loss of our home investment value, this development will negatively impact the quality of life in our community. We anticipate increased traffic at an already dangerous intersection, light pollution, noise pollution, and potential crime.
We have reason to believe that this development is intended to house a Dollar General store which exacerbates our situation. A 2021 study by Clemson University found that the presence of a Dollar General store can lead to a significant loss of value in nearby residential property, decreasing them by 16-21%. In the current environment of high interest rates, this depreciation could leave people in our community upside down on their mortgages.
Additionally, A 2022 study by Clemson University researchers found that chain dollar stores are more likely than any other store type to attract crime and are significantly correlated with public order crimes, property crimes such as vandalism, and violent crimes.
We do not want this in our community.
Our community does not require a Dollar General store, and does not require more commercial property on Old White Horse Rd. We believe that the 5 acres of land in question should be rezoned to prevent this development.
