Hello Neighbors,

The South Bay Area Plan meeting scheduled for today will not address the developments we are looking to stop. 

The SBAP is expected to potentially accommodate 2,908 additional dwelling units for the community of Alondra Park/El Camino Village through the rezoning over the next 20 years. This represents the calculations of estimated potential build out of the area based on the proposed rezoning. Most of these changes come from the rezoning of commercial properties along Crenshaw Blvd from C-1/C-2/C-3 to MXD (Mixed Use). The project does not include any development plans. The development over the next 20 years may or may not happen, and if it does will likely happen gradually. It is up to the property owners to decide how to develop their property.

Currently, based on the General Plan land use designation associated with the C-1/C-2/C-3 zoning: CG (General Commercial) allows for a residential density of 20-50 dwelling units/acre.

The proposed MXD zone is associated with the MU (Mixed Use) General Plan land use category which allows for a residential density of 50-150 dwelling units/acre.
