We are signing this petition to show opposition for the Proposed Rezoning Change from RA-200 to OSC for the Development of 197 Single-Family Homes located on Cammie Wages Road, Dacula, GA 30019.

We strongly oppose and believe the addition of 197 Homes will add no value to our surrounding communities.  We oppose high density housing in our area and want to prevent the negative consequences an impact like this will have:  it will increase traffic, lower our property values by setting a precedent for High Density housing, overpopulate our school cluster and burden on Water, Septic/Sewer Systems.  

Please sign this petition to show your opposition to CASE# RZR2020-00020 and RZR2020-00021 and let Gwinnett County Planning Commission and Gwinnett County Board of Commissioners we do not approve!

Some negative effects on our community are listed:

o  High density housing does not fit in this area, we do not want to set a precedent for more cluster homes, townhomes and apartments

o  2.21 and 2.36 homes per acre and OSC zoning is not acceptable.  R200 and R100 is the predominant zoning in the area.

o  Disruptive to current residents. The property adjacent features a rural homesites with larger estate lots. 

o  Burden on subdivisions entering and exiting New Hope Road and Harbins Road. 

o  Increase in traffic on New Hope, Harbins Road, and surrounding roads and infrastructure

o  Emergency service response times and access will continue to suffer. 

o  Burden on an already overcrowded school system in the Archer Cluster. Already in need of new elementary and middle school.

o  Burden on Water, Septic and Sewer systems. Lot sizes are not suited for septic system and field lines needed to support the development. No sewer in the near by area. 

o  Impact on the Environment. There have not been comprehensive studies on the environmental impact of this development. Overdevelopment as displacement of many native animals. Our area is unique to horse farm breeders, native deer and wildlife.
