PA Realtors Showing Homes to Clients During COVID-19 (updated 5/8/2020)

NOTE: SINCE THIS INITIAL PETITION, GUIDELINES HAVE BEEN SPELLED OUT BY PAR. WE ARE READY TO SHOW HOMES SAFELY WITH THE PROPER ADDENDUM AND GUIDELINES ALREADY IN PLACE!

Realtors are very concerned about our Seller Clients and our Buyer Clients during the order from the Governor’s office.  We are on the list of businesses that are considered NON-Life Sustaining/Essential.  We are suggesting that having a home to live in is VERY Essential in order to maintain a safe and healthy life.  In response to that, we are coming up with some steps that we can take as Realtors, in order to meet the safety standards that are necessary, while at the same time energize the housing industry and serve our clients.  We are proposing these guidelines start ASAP.  

We’d like our legislature and the Governor to consider allowing us to show homes with the new rules in place spelled out below.

Proposed New rules for showing homes during the COVID-19 Crisis?

·        Vacant Homes - Get there 10 minutes before client and agent wearing protective gloves, mask shoe covers and use disinfectant wipes to open the front door and turn all lights on, then the Realtor will sit in their car and have the buyer walk through the house, when they are finished, the Realtor will go back in the house to wipe down knobs and switches while turning off light switches and locking doors. At no point will the agent and buyer be less than 6 ft apart.

·        Occupied Homes – only difference between occupied homes and vacant homes is that we need to make sure the seller is not present during showings (which is pretty much the standard in a normal market).  Same precautions as Vacant Home, BUT Realtor will accompany the buyer in order to make sure all safety guidelines are being followed while they tour the home.  At no point will the Realtor and buyer be less than 6 ft apart.

·        NO OPEN HOUSES until further notice.

·        Photos – Agents or Professional Photographers may take pictures with the same precautions as if the homes were being shown.  Mask, Gloves and Shoe Covers when entering the home.

·        No more than 3 (an agent and two clients if occupied) people at any given time should be in the home during a showing.  All must be wearing a mask, gloves and shoe covers. Strongly suggest that no one under the age of 12 enter homes during showings. 

·        Shoe Covers must be worn during home showings, inspections, appraisals, etc.

·        PAR has already created 3 Addendum to cover how we address the risks and liability of COVID-19 with our clients (buyers and sellers).

I feel that we can be responsible and greatly reduce the risks of anyone getting COVID-19 here in PA, while at the same time serve buyers and sellers and preserve the American Dream during these unprecedented times.
