Deny the Rezoning/Development involving 750 San Salvador Dr. and Dunedin Hammock Park.
The Issue
Protest Petition against Rezoning Parcel ID: 22-28-15-00000-440-0100: 7.41 acres of property south and contiguous to Hammock Park, Dunedin, FL.
We, the undersigned do hereby protest the rezoning from Residential 60 (R-60) to PRD Planned Residential Development zoning district(s).
We, the undersigned, realize that this Petition is in opposition to the rezoning application.
We, the undersigned, realize that this petition is in opposition to the development which would result from rezoning.
We are in opposition for the following reasons (not all inclusive):
- The requested use is incompatible with the existing natural environment of the site, with properties in the neighborhood and Dunedin’s Hammock Park.
- The use does not conform to the comprehensive plan
- The public’s interest is not being observed.
- The proposed high density buildings is disconnected and unfitting with the current make-up of the existing neighborhood.
- There is inadequate provision for public circulation, both vehicular and pedestrian and will be detrimental to the traffic circulation of the existing neighborhoods.
- An increase in traffic flow will bring notable risk to school children and other pedestrians.
- The proposed rezoning and development will be detrimental to the use of adjacent properties.
- Increase in run-off of automobile fluids (such as oil, gasoline, and antifreeze), pesticides, fertilizers, sediment, pet waste, and litter into Hammock Park negatively impacts and harms the water quality, kills aquatic life, erodes stream banks and the Cedar Creek estuary and creek beds
- The destruction of Hammock Park Habitat and the disruption of endangered animals.
- No inherent right exists to allow for the rezoning.
We are proposing the following for the City of Dunedin:
- Deny the rezoning application
- Negotiate a fair sale price of the property
- Purchase the property for the purposes of keeping it undeveloped and part of Hammock Park
We are proposing the following for Our Lady of Lourdes Catholic Church and the Diocese of St. Petersburg:
- Abandon any intent to sell the property to developers
- Negotiate a fair sale price with the City for land
- Work diligently to sell the property for the purpose of keeping it undeveloped and part of Hammock Park
