FCN has been making the connection between DEVELOPERS and CITY COUNCIL VOTES to approve development projects. The record speaks louder than any words. REMEMBER: Projects that MEET EXISTING city zoning and requirements DO NOT COME BEFORE THE CITY COUNCIL. They only need Planning Commission approval. ALL of the projects on the attached chart required APPROVAL OF some ADDITIONAL ACCOMMODATION FROM CITY COUNCIL such as: changing the designated land use from open space to residential or commercial to residential; allowing more density, less frontage, taller buildings, closer buildings, lower fees, less parking. Developers presenting these projects could not have moved forward without the City Council approving changes to their projects. How did the City Council member or the Mayor you supported support you?
