Mr. Principi,

The lot behind Wawa on Rt.1 and Neabsco Rd. should not be developed into a McDonald's.

1.  Another McDonald's is not what a "Vision of a New Woodbridge" should include.  While this location is great for some type of restaurant, deli, or healthier fast-casual eatery (like Cava, Chipotle, Quickfire, etc.), building another McDonald's is precisely the type of development that a revitalization effort should avoid.  Providing low quality, processed, unhealthy food is not in anyone's best interest except McDonalds'.  It's the food equivilent of a payday loan center - instant graitification now and regret down the line.  This is especially true because it'll be the first eatery school children coming to and from Leesylvania Elementary (and the proposed Minneland Academy right next door to this McDonald's) will see - and want.  Why encourage and promote this when there are endless better options?

2.  There is already a McDonald's on Dale Blvd. 2.5 miles away from the proposed location per Google Maps.  There is also a location 3.1 miles south down Rt. 1 near the commuter lot.  Building another one would saturate the area with a product that is already easily available to those who want it.

3.  Adding a high volume eatery like McDonald's will increase the already precarious traffic situation on Neabsco turning into Newport.  Upon turning from Rt. 1 onto Neabsco, the road immediately narrows into a single lane and is often backed up with cars turning.  I don't want to imagine how it will be during rush hours with additional McDonald's patrons pulling in and out.

4.  Most McDonald's locations have very late open hours, if not 24hr always-open schedules.  This will add to noise, traffic, and potential for crime right across from a quiet residential community.

Mr. Principi, please consider these reasons and reflect upon whether another McDonald's will truly "strengthen our neighborhood" as your mission statement mentions.

Thank you for your time.
